“CTP’s buildings are developed at the highest quality standards in order to meet the energy efficiency requirements our clients need so they can be able to work in the best conditions. We are in a continuous evolution process by adopting the latest and most advanced technologies. This is how we succeed to improve our buildings longevity, to offer the highest degree of energy efficiency and to decrease the maintenance costs”, explained Iuliana Bușcă, Commercial & Business Development Manager of CTP Romania.
According to the study, the energy efficiency of CTP’s new buildings that are destined for storage activities is 36%, with 0.27 euro/ m² spent monthly on energy. Other warehouses finalized by different developers in 2018 have a 31% energy efficiency level (0.29 euro/ m² /month - energy expenditure), while CTP's warehouses built in 2010 register energy costs with 24% smaller, due to the energy efficiency technologies, and 0.32 euro/ m2 as montly energy expenditures. The survey also included warehouses delivered by CTP in 2000, for which the energy costs were 0.42 euro / m2/ month.
In what concerns the buildings destined for production activities, the decrease of the energy consumtpion reaches 40% (0.44 euro/ m2/ month - spent on energy) for new CTP’s units. Buildings recently completed by other developers have an energy efficiency of 33% (0.49 euro / m² /month are spent on energy). The production units that were built by the CTP in 2010 have a 21% lower energy consumption (0.58 euro / m² /month are spent on energy). The production units built by the CTP in 2000 generate energy costs of 0.73 euro / m²/ month.

The real world energy expenditures for the storage and production units were estimated as follows:
• For a 10,000 m2 warehouse with a main space temperature of 15 degrees Celsius, the heat gain is of 1 W/ m2 while the working period is from Monday until Friday, with two shifts and 50 employees/shift. The lighting requirements under these conditions are on average 200 lux, and the energy costs are 0.27 euro/ m² /month.
• For a 10,000 m2 production unit with a main space temperature of 18 degrees Celsius, the heat gain is of 10 W/ m2 while the working period is from Monday until Friday, with three shifts and 200 employees/shift. The lighting requirements under these conditions are on average 300 lux, and the energy costs are 0.43 euro / m² /month.
The buildings technical specifications were significantly upgraded. According to the survey CTP’s newest buildings are developed on above the market quality standards:
• CTP’s new buildings have a roof thickness of 240 millimeters and a thermal transfer rate of 0.17 MW, while for other newly built units the standard is 180 millimeters roof thickness, with thermal losses of 0.23 MW/ m². These values were specific to the units that CTP built in 2010.
• CTP’s next generation buildings were upgraded to new LED lighting technology, both in warehouses and office areas.
Also, all new buildings in CTPark Bucharest West are registered for obtaining BREEAM certification. The BREEAM certification is a novelty on the Romanian logistics market, and it is yet another proof of CTP’s commitment to ensure the best environment for its current and future tenants,
and to offer special technological characteristics that will provide lower costs for the utilities consumption on long term and greater efficiency.
