"This year there were 100,000 sq. m transacted in the first half, similar to last year, but we consider an effervescence in the market, a growth of the request, especially as the activity in 2013 was generated by the fact that many projects from 2012 were postponed to 2013 due to politics crises, which generated the postponement of many investment projects. Over the entire last year there were registered transactions for 250,000 – 270,000 sq. m, and we estimate for this year 300,000 sq. m, maybe slightly more", said Orzu, the head of the industrial department within the real estate consultant CBRE, according to Mediafax.

 

He showed that currently the logistics spaces stock on the local market is two million sq. m, most of it situated in Bucharest. Therefore, in Bucharest and Ilfov there are projects totalizing approx. 1.1 million sq. m, with approx. 134,000 sq. m vacant.

 

The next logistics poles are the Western and Northern zones, with approx. 600,000 sq. m and 72,500 sq. m vacancy and the South, with 482,000 sq. m and 67,500 sq. m vacancy.

 

Central Romania has 220,000 sq. m logistics spaces, with 31,000 sq. m vacancy. The East is the less developed, with 22,000 sq. m and 10 pct vacancy rate.

 

"Eastern area is still empty, mostly due to the almost absent infrastructure. The Eastern area is a kind of Pandora’s Box, as you connect Iasi to Targu Mures", Orzu mentioned. Considering the level of rents, he says that it doesn’t changed too much this year, remaining at EUR 3.5 – 4/sq. m, basic rent, while the transacted level is EUR 3.4-3.8/sq. m/month.  (source: wall-street.ro)
