During 2022, certain acquisitions were identified with a total investment volume of approximately 153 million euros. In Romania, WDP is adding to its strategic land reserve approximately 75,000 m², representing four locations. Three of these acquisitions – in particular in Cluj (Apahida) and two locations in Timișoara involve an expansion of the owned locations. These purchases represent a total investment of approximately 15 million euros.
WDP has successfully delivered pre-let projects with a total leasable area of 309,000 m² during 2022. The initial gross rental yield from the total of these completed projects stands at 6.8%4, with an investment of approximately €243 million. The average lease term is 10.3 years.
In Romania, we are talking about projects delivered to large retailers such as Metro (3,750 sq m in Buzău), Auchan (25,000 sq m in Deva – Călan) and Profi (12,000 sq m in Roman and 57,000 sq m in Timișoara). At the warehouse in Ștefăneștii de Jos, 4,780 sqm were delivered to the supplier of auto components Alcar.
WDP expects to generate an initial gross rental yield of approximately 6.0% from all ongoing projects, valued at approximately €535 million, with a lettable area of approximately 771,000 m². These projects are 90% leased, and the average duration of lease contracts is 12.6 years.
Of the total spaces under construction, in Romania work is being done on a Pirelli warehouse in Slatina (25,000 sqm), the extension of E-Pantofi in Ștefăneștii de Jos (34,402), Taparo in Tg. Lăpuș (14,656 sqm), Bulung in Timișoara (9,700 sqm) and others. In total, projects with a total area of 103,000 sqm are under development in Romania, which will be delivered next year. The investment budget amounts to 66 million euros for the Romanian market.
