"This year has started promising for the industrial market. We see a high activity both in terms of space rentals, companies in the automotive and retail industries generating the highest demand, more precisely over 50% of the traded volume, as well as in the segment of development of new projects, especially in regional cities. Thus, 2021 has all the prerequisites to become a record new year for the industrial spaces market", said Răzvan Iorgu, Managing Director, CBRE Romania.
The largest transaction concluded in the first three months belongs to the car manufacturer Dacia, which decided to extend its contract for the 68,000 sq m occupied in the project in Argeș County, owned by the Globalworth investment fund.
More than half of the volume of industrial space traded was registered in Bucharest, while the rest of the country attracted 48% of rental transactions. Southeast Romania was the most dynamic area outside the Capital, with 64% of transactions, according to CBRE Research data.
To the existing stock of 5.16 million sq m of industrial space, 61,000 sq m were delivered in the first quarter, most of it being built in the western and north-western region of the country and by the end of the year, it will be delivered another 600,000 sqm, according to CBRE data. Rents for industrial spaces remained stable, around 3.90 euro / sqm in the first quarter, similar to the value recorded at the end of last year.
