“By this new mandate of property management, besides offices and retail space, we also enter the industrial segment, and we will cover the entire range of commercial space which we’ll have in administration. For 2022 we have set ourselves to develop this business line even more, and there are already encouraging premises. After just one month of this year, we have increased the portfolio by 15%, reaching a total surface of 115,000 sqm of commercial space in administration, and until the end of the year we are hoping to increase it by 50%”, declares Costin Nistor, Managing Director of Fortim T.A., member of the BNP Paribas Real Estate Alliance.

The office building is in the central area of Cluj-Napoca municipality, with direct access to the historical centre where all state institution is concentrated, yet it also has direct access to the airport.
Maestro Center thus becomes the second office building in Cluj-Napoca in the administration of Fortim, after Hexagon Offices, expanding the total area of office space to 28,000 sqm.
The Industrial Park in Tureni, Cluj County, is near A3 highway, with direct access to the Cluj-Napoca municipality. The property covers a total area of 8,000 sqm of industrial and office space distributed on the ground level and two floors and including a land area of 30,000 sqm. For the future is forecasted the expansion of the area of the industrial spaces for rent, during 2022-2024.
At present, the representative of the BNP Paribas Real Estate Alliance in Romania provides services of property management for the America House construction - a benchmark building located near the Government of Romania, at Victoriei Square, in Bucharest -, for the Hexagon Offices, a central building of office space in Cluj-Napoca, and for the Promenada Târgu Mureș commercial centre.
The advantages of administrating the building by a PM (Property Manager)
“The conclusion of a property management contract ensures a professionalisation of the services offered to tenants, by cutting-edge IT systems used in issuing and tracking bills, in service reconciliation, in utilities payment, yet also by specialized staff in the financial, legal and technical areas, made available by PM. We estimate that in the next period the number of the owners which will contract professional services for immovable administration will increase, both for large projects and business parks, and for medium sized buildings, on all commercial segments: offices, industrial and retail”, asserts Costin Nistor, Managing Director of Fortim T.A., member of BNP Paribas Real Estate Alliance.
