CTP is thus continuing its accelerated nationwide expansion process, particularly in the western part of the country, where the demand for Class A logistics and industrial facilities has increased considerably in recent years. Strategically located near the exit of the city, direction Cluj-Napoca – Oradea, with direct access from DN1 and E60, CTPark Cluj II will be developed on a land of 65,000 m². The project is in the licensing, design and tender phase for subcontractors. The construction will be completed in two stages: in March 2018 and in the second half of next year.
The new logistics park will have a total of 29,000 m² GLA, out of which approximatively 8,000 m² are already leased by one of CTP’s strategic clients. The remaining 21,000 m² constitute a single warehouse with a flexible structure that allows space to be divided into different sizes, depending on customer’s needs, from 1,500 m² to 10,500 m².
The CTPark Cluj II spaces will be developed according to the company’s highest technical standards, designed to deliver significant operational cost savings and reduce the impact on the environment. The standards offered by the new logistics park will be unique on the Cluj market. The warehouses will be built with an opening of 145.4 m and a clear height of 12 m, which will allow tenants to benefit from more storage. The buildings will be equipped with indoor and outdoor LED and Smart LED technology lighting, as well as roof skylights that will ensure good natural light. High-quality insulation and the intelligent heating and cooling system will keep indoor temperatures at about 14-15°C in winter and 22°C during summer, guaranteeing maximum energy efficiency. All materials used in construction come from certified ISO suppliers. The investment in highest construction and energy efficiency standards is part of the long-term CTPark Network’s strategy to reduce the overall carbon footprint of its developments, to save resources and offer a greater efficiency to the customers.
“There is a high demand for space coming from Cluj, which continues to attract big investors in areas such as IT, automotive, FMCG, textile industry, technology. It is the third largest city in Romania and one of the best economically developed in the country, which generates a growing need for new storage and production facilities. The recent investments, the significant infrastructure improvements, as well as the proximity to the western border are all assets that made us place Cluj up on the top of our long-term development strategy in Romania. In addition, we come with a unique offer on the local market – warehouses above market standards, built with the newest green technologies, which translates into a lot of advantages for customers,” says Ana Dumitrache, Country Head of CTP Romania.
While working on the construction of the new CTPark Cluj II, CTP continues to develop the first logistic park in the area from its portfolio. The company invests approximately 4.5 million euros in the 10,500 m² expansion of CTPark Cluj I, located in Apahida, at 13 km from the centre of
Cluj-Napoca and near the airport. The warehouse will be completed in November 2017 and will be occupied by the strategic client of CTPark Cluj I, the retailer Profi.
CTP, the leading warehouse developer and manager in Romania, continuously consolidates its position through consistent purchases and investments. CTP recently acquired two logistics parks in the cities of Ineu and Salonta, with a total leasable area of 37,000 m², and began the work on the 32,000 m² expansion of CTPark Timisoara, following an investment of over 13 million euros. CTP’s development plans for the near future in the western part of the country include the cities of Turda and Deva. (source: CTP)
