Located west of Bucharest, at km 23 on the A1 motorway, CTPark Bucharest West has established itself as the largest industrial park in Romania and in the CTP network, a developer present in 10 countries. CTPark Bucharest West has a leasable area of more than 770,000 sqm and hosts more than 2,000 employees working permanently in the industrial park.
The industrial sector has been in the spotlight in recent years, both because of the impressive way in which the sector has developed, but also because legislative changes have imposed new rules on the sustainability of industrial buildings. Of the 350 BREEAM-certified buildings in Romania, CTP has more than 25%, confirming the company’s commitment to sustainability. In CTPark Bucharest West, concepts related to mobility (from motorway links to bike paths and sidewalks), biodiversity, energy efficiency, renewables (photovoltaic panels) are addressed throughout the park.
“Clubhaus is an important part of CTPark Bucharest West and has established itself as a game-changer in the industrial park market, by being designed as a platform for educational events, with a multi-purpose amphitheatre where our clients can hold workshops and trainings, as well as for the services it offers. We have a restaurant and pizzeria, café, meeting rooms, medical office where our clients and their employees can benefit from free medical services, outdoor sports area and minimarket. The BREEAM Outstanding certification is a new record for CTP and is all the more important because we are not talking about an office building, but an industrial park“, said Ana Dumitrache, Country Head, CTP Romania.
The Clubhaus building has been carefully optimised from the design stage, implementing almost all the requirements of the BREEAM standard. The efficient envelope and high-performance equipment ensure low energy consumption, 20% of which is produced by photovoltaic panels on the roof. Interior spaces benefit from plenty of natural light, thermal and acoustic comfort. The sanitary ware chosen ensures the lowest possible water consumption and there are even systems to detect and prevent possible water leaks.
In terms of landscaping, the Clubhouse is surrounded by an orchard of trees, vines, various species of shrubs and flowers. The roof of the ground-floor building is covered with trees, visible from the office area, and birds and insects, which are very necessary for a healthy ecosystem, are provided with tree houses and feeders.
“We are celebrating three years of working with CTP by achieving a BREEAM New Construction, fully fitted, top level certificate – Outstanding! Beyond the many technical specifications, which make the CTP Clubhaus building very efficient, economical, healthy for those who use it, it also represents one of the great goals of our collaboration: to make logistics parks for people, not just for vehicles and technology flows. The building provides the necessary facilities for the thousands of people who work or pass through CTPark Bucharest West every day, from the restaurant to the doctor’s office, it is surrounded by a lot of vegetation and from here it starts an infrastructure for pedestrians and cyclists, the streets having sidewalks, bike lanes, tree lines. Normal things, but very rare in an industrial park“, said Adrian Pop, Manager ADP Green Building.
CTP Romania uses the BREEAM New Construction standard for all new buildings it develops. It has 23 BREEAM New Construction certified buildings with an average score of 65.21%. Of these, 14 were rated Very Good, 8 were rated Excellent and CTP Clubhaus was BREEAM Outstanding.
All buildings constructed by CTP more than three years ago, i.e. those purchased by CTP Romania, are certified using the existing building version of the BREEAM standard, BREEAM In-Use. CTP has 65 BREEAM In-Use certified buildings with an average score of 60.31%. Of these, 57 have achieved BREEAM In-Use Very Good and 8 have achieved BREEAM In-Use Excellent certification.
Currently, CTP Romania has another 14 existing buildings in the process of certification and another 26 new buildings in the design or construction phase.
